St. Croix’s real estate market showed a mixed but generally active picture in August 2026, with notable strength in closed residential sales and condo inventory, alongside softer pricing in the condo and rental segments and a land market whose year-over-year swings should be read with caution given its small transaction count.
Residential

The St. Croix residential real estate market posted a strong month for closings. Twenty-three homes sold in August, up from 15 a year earlier, a 53.3% increase. New listings also grew modestly to 40, up 5.3% from 38 in August 2025. The median sale price rose to $555,000, up 4.7% year over year from $530,000.
Two figures are worth watching. Active inventory declined to 249 listings from 275 a year ago, a 9.5% drop, meaning buyers have somewhat fewer options than last August. And the median time on market lengthened to 161 days from 141, a 14.2% increase, suggesting homes are taking longer to find a buyer even as more of them close.
Condominiums
Condo inventory expanded significantly, with active listings up 22.2% to 215 units, giving buyers meaningfully more selection than a year ago. Homes under contract are also moving faster: median days on market fell sharply to 103 days from 162, a 36.4% improvement.
That said, closed sales were down for the month, with 9 condos sold versus 11 in August 2025, a decline of 18.2%. The median sale price also softened to $275,000 from $305,000, down 9.8% year over year. Taken together, the condo market looks like it favors buyers right now: more inventory, faster-moving listings, and softer pricing.
Land
Closed land sales doubled year over year, from 5 to 10, and the median sale price rose sharply to $122,500 from $88,000. On its face this looks like a strong month for land.
It should be read with real caution. St. Croix’s land segment sees relatively few transactions each month, and with only 10 sales in August, a handful of higher- or lower-priced closings can swing the median substantially. The same caution applies to median days on market, which rose to 194 days from 88, a jump driven by a small and variable sample rather than a clear market-wide trend. New land listings were also down 29.4% year over year, to 24 from 34, while active inventory was essentially flat, down just 2.4%.
Residential Rentals
Rental inventory grew, with active listings up 7.6% to 227 and new listings essentially flat at 53 versus 52 a year ago, giving renters a somewhat wider pool of options.
On the pricing and turnover side, the picture is softer. The median rental price fell to $1,750 from $2,000, down 12.5% year over year, and the number of rentals leased in the month dropped to 24 from 41, a 41.5% decline. Median days on market also rose to 83 days from 52, up nearly 60%, indicating rentals are taking noticeably longer to place than they did last August.
Summary
Residential sales activity and condo inventory were the clear bright spots this month. Residential pricing continued to climb, and condo buyers have more choice and faster-moving listings than a year ago, though at softer prices. The rental market loosened for renters but softened for owners, with lower median rents and slower turnover. Land figures moved sharply in both directions but rest on a small number of transactions and shouldn’t be treated as a firm trend without another month or two of data to confirm the direction.
